Shell Cove offers a wonderful alternative to crowded resorts with the intimate nature of our complex offering only 12 units. Shell Cove opens to the calm waters of the Gulf of Mexico, breeding ground for the turtles, dolphin and manatees. 
 
From our gulf front area, you can actually touch the beach ~ clean, sandy and unpopulated, stretching for miles in either direction.  
 
From Shell Cove, you have easy access to all that Anna Maria Island offers, including shopping, golf, snorkeling, diving, great restaurants, beaches, and parks.

RULES AND REGULATIONS
 
Hierarchy of the Governing Documents for Shell Cove are Federal / State / Declaration of Condominium / Articles of Incorporation / Bylaws / Rules and Regulations.
 
 
ELECTRIC VEHICLES (EV)
·          Shell Cove does not have a community EV charger. The electrical usage of electric vehicles is not a common expense and is reserved only for maintenance personnel. There is currently a level 2 charging station at the Beach House. No extension cords permitted.
 
GARBAGE –
·       Garbage must be disposed of in the trash receptacle located behind the white fence at the south end of the parking lot.
·       Do not leave garbage in or outside the units upon checkout.
·       Do not dispose of cigarette butts, bait, charcoal, shellfish residue or any other trash on the beach, walkways, yard or parking lot.
 
NOISE - No loud noise disturbing neighbors is permitted between 11 p.m. and 8 a.m.
 
PETS
·       One pet weighing 30 pounds or less is permitted in each unit.
·       Do not use the beach as a pet walk; use the yard on the north end of the building.
·       Clean up after your pet immediately. Do not allow cats to roam outside.
 
PARKING –
·       Each unit has one designated space.  
·       Parking in another owner’s designated space without prior permission can result in your vehicle being towed at the vehicle owner’s expense. 
·       Parking in a guest space is solely to be for guests of the unit owner, or a tenant of the owner, and will require the display of a guest pass. 
·       The guest space is limited to use for 24 hours, unless there are no other guests that need the space, in which case it may be used until another guest asks that your vehicle be moved after the 24-hour period has passed. 
·       Owners are NOT to hold a guest spot by parking their vehicle in the guest spots.
 
SMOKING - No smoking/vaping is allowed on walkways/balconies.
 
WALKWAYS/BALCONIES
·       Do not obstruct pedestrian access.
·       No objects that rust may be stored on walkways or balconies.
·       No floor plants are permitted.
·       No skateboarding or rollerblading is permitted.
·       Do not use spray sunscreen on walkways or balconies.
·       No hazardous items, such as hot grills or sharp objects, shall be kept in the walkways
 
PESTICIDES –
·       No gaseous pesticides (bug bombs or foggers) shall be used in any unit.
 
DISTRIBUTION OF RULES & REGS – A copy of the Rules & Regulations MUST be given to each renter of a unit PRIOR to their stay at Shell Cove.
 
 
Federal, State and local laws that apply to Shell Cove
 
FIRE SAFETY –
·       Barbecue grills may not be used on walkways.
·       Grills may be used in the sand at the distance of the pine tree, or farther if necessary to prevent fumes and smoke from entering units.
·       Cooled ashes and coals must be discarded in trash receptacles, not on the beach.
·       No grills, or gas or propane cylinders more than one pound capacity, may be stored or used on walkways or in units.
·       No fires are allowed on the beach.
 
TURTLE SEASON –
·       During sea turtle nesting season, May 1 to October 31, beach flood lights must be turned off, interior lights must not be visible from the beach, flashlights and other lights are prohibited on the beach, and all objects, including chairs, umbrellas and tents, must be removed from the sand at sunset.
 
SEA OATS –
·       Walking through, cutting, crushing, smothering, eradicating or harvesting sea oats, an endangered species, is prohibited.
 
SEA GRAPES –
·       Trimming of sea grapes is only to be done at the direction of the Shell Cove Board of Directors, in accordance with local and state law.
 
BEACH PROHIBITIONS
·       Local and State laws must be followed when using the public beach.
 
 
Additional Rules Pertaining to Owners
 
ARCHITECTURE –
·       Owners who replace their doors must use colonial-style, six-panel doors painted the uniform exterior door color, currently white. 
·       An equal alternative would be to install a hurricane-rated glass door with internal shades that is preapproved, in writing, by the Board. 
·       Outdoor furniture must be plastic, with no metal portions touching the floor.
 
LANDSCAPING –
·       No one shall perform any landscape activities including trimming, cutting, reshaping, planting, plant removal or applying pesticides or herbicides, without a vote of the Association Board of Directors.
·       Exceptions: raking pine needles and weeding sandspurs and non-native vegetation, which includes Brazilian pepper and Australian pine, both listed as Class I Prohibited Aquatic Plants under Florida Adminsitrative Code 5B-64.011, which prohibits their cultivation.
 
BEACH ADDITIONS
·       The Association must approve any permanent additions of beach furniture, fixtures, or equipment.
 
CONSTRUCTION DEBRIS
·       Construction workers must properly dispose of debris including paint, concrete, tile, glass, grout and nails in trash receptacles or at designated dump sites off the property.
 
LATE FEES –
·       Maintenance fees must be paid quarterly in advance. After notice to the unit owner, late charges may be charged, up to the maximum amount allowed by law.
·       The Association Board of Directors may place liens on the property of delinquent unit owners 90 days from the due date, and they may lose their voting privileges.
 
DOCUMENT INSPECTION of OFFICIAL RECORDS - Shell Cove Condominium Association documents may be inspected by contacting Bernard Ter Keurst, Secretary at (727) 457-8961 or bterkeurst4@gmail.com with 24 hours’ notice.
 
 
Violation of the Rules and Regulations by owners or tenants
will result in a written warning to the owner for the first offense
 and a maximum fine of $100/day for second and subsequent offenses.
 
 
Local, State and Federal penalties may also apply to violation of regulations.
